What a roof leak investigation does not cover

A survey is a careful look at the leaking roof, but it cannot do everything. Its limits include:

  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)
  • Whether rotten timbers meet design loads

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof leak investigation in Frogmore: what you get

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. Typical surveys look at leaks that appear only in driving rain and damp underlay across a wide area, on the roof space, lead flashings and valleys and parapet gutters.

In older homes around places like Frogmore, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Landlords, agents and block managers in Frogmore

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.

Businesses and commercial landlords can book us too. Larger roofs take longer.

How the survey works

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Being in a smaller place like Frogmore doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Point out any leaks or damp patches

Roof leak investigations around Frogmore

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

The streets around a church such as St Barnabas Church are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you look after a building like Frogmore Junior School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Homes near green spaces such as Sandhurst Memorial Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Frogmore is about 1 mile south-west of Sandhurst, in Hampshire. Wherever you are in Frogmore, we can carry out roof leak investigations at your property. Our Hampshire coverage includes Frogmore. We also survey roofs in Reading.

Here we cover the GU17, GU47 and GU46 postcode area for roof leak investigations. You will find streets such as Bell Lane, Green Lane and Reading Road, all of which we cover. What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, particularly in driving rain.

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Questions from Frogmore

Is my home in Frogmore listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Frogmore?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you definitely find the leak?

We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Why act early in Frogmore

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Blocked gutters on homes around Frogmore overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
