Gutter survey in Owlsmoor

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We are often asked to look into overflowing valley or parapet gutters and dripping or leaking gutter joints, across downpipes, outlets and hoppers and fascias and soffits.

Around Owlsmoor, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Homes around Owlsmoor frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Let us know about parking before the day
  • Move anything stored under the loft hatch

Owlsmoor homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Owlsmoor Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Edgbarrow Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as St George's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have overhanging branches cut back
  • Make sure downpipe clips are holding
  • Check from the ground or a window, not a ladder
  • Watch for green marks down the brickwork

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Common questions in Owlsmoor

Is Owlsmoor within the area you cover?

Yes, Owlsmoor is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Sandhurst station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Can a gutter survey explain damp on my walls?

Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

What a gutter survey doesn’t cover

A survey is a careful look at the gutter, but it cannot do everything. Its limits include:

  • Blockages deep inside downpipes
  • The inside of buried drains
  • Damage hidden inside walls or behind boards

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. The report records what could and couldn’t be seen.

What happens if roof problems are left?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below normally during the worst downpours. Having them checked before autumn and winter makes sense. On a bungalow or cottage around Owlsmoor, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
