Gutter surveys in Binfield

What we’re asked to look at in Binfield

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Water spilling over the gutter edge
  • Leaking or loose downpipes
  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter

Shop and office owners around The Lexicon may find that a roof report helps plan work around trading rather than after a leak.

What a good roof survey covers

Gutter survey in Binfield: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about soffits marked by water and joints that drip after rain, we can find out what’s behind it, whatever the roof.

Around Binfield, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey
  • Rot or damp concealed behind fascias or inside walls

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we look at

  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. A visit to Binfield is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent
  • Check the loft hatch can be reached

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Advice

Landlords, agents and block managers in Binfield

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Missing lead is something we check for too.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We look at what’s visible and note what isn’t.

Why it’s worth a survey now in Binfield

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In an older home around Binfield, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Binfield: your questions answered

Will you come out to Binfield?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Binfield?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What do I do with the report?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Binfield homes and their roofs

Binfield is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take an older house close to Church of St Mark: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Binfield Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
