Gutter survey in The Warren
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey fascias and soffits, downpipes and outlets and hoppers, and people most often book us about water backing up from a hidden gutter and gutters packed with leaves or moss.
Around The Warren, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why it’s worth a survey now in The Warren
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. In an older home around The Warren, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What else we do in The Warren
Local roofs in The Warren
The Warren is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Landlords with a home close to Martins Heron station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for example near The Lexicon, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Harmans Water Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Questions from The Warren
Does a conservation area affect roof work in The Warren?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Should a flat-roofed garage or porch in The Warren be checked too?
Yes, if you’d like it included, mention it when booking. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Will the survey check for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Have overhanging branches cut back
- Include valley, parapet and box gutters when clearing
- Get the gutters cleaned out every year
- Note any damp stains below the gutters
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a survey in The Warren, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Leave side gates unlocked
- Leave a clear route to the loft

Advice
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.
