Questions from Chavey Down

Do you cover smaller places like Chavey Down?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Martins Heron station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Gutter surveys for homes and businesses in Chavey Down

Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed overflowing eaves gutters and valley or box gutters that overflow inside, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • House, block, shop or office
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

Here’s what helps us most when you contact us:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Any deadline, like an exchange date

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

What happens if roof problems are left?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like Chavey Down, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

Signs you need a gutter survey in Chavey Down

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Common reasons to book include:

  • Brackets that have dropped or snapped
  • Soffits marked by water
  • Leaking or loose downpipes
  • Overflowing eaves gutters

The streets around a church like St Martin's Church are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • How long the report takes to arrive
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Is VAT included in the price?

What a roof survey includes

What this survey cannot tell you

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

Different roofs, different checks

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.

Chavey Down homes and their roofs

St Leonard's Hill, about 4.3 miles north-east, is one of the historic houses in the wider area around Chavey Down. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for instance near The Lexicon, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Martins Heron station, the gap between tenancies is a good time to have the roof looked at.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, and more on a big or complicated roof. You are welcome to ask questions while we are there. Cottages and farmhouses around Chavey Down frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.
