Roof surveys for homes and businesses in Chavey Down
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed standing water on a flat roof and leaning or weathered chimney stacks, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about roof surveys in Chavey Down
Can a landlord with a rental near Martins Heron station book a roof survey?
Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
Does a conservation area affect roof work in Chavey Down?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.

Local roofs in Chavey Down
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as St Martin's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a shop, office or commercial unit, for instance near The Lexicon, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Martins Heron station, the gap between tenancies is a good time to have the roof looked at.

What we look for on each type of roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Booking your survey

- The property’s address and postcode
- Dates you’re working to, such as exchange
- Where any leaks, stains or damp patches show inside
- How the loft is reached, if there is one

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Somewhere like Chavey Down needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- Leave side gates unlocked
- Let us know about parking near the property
- Jot down any questions you want answered
Booking a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Watch for slipped slates after bad weather
- Find records of any re-roofing or repairs
- Hold on to the report for future surveys
- Photograph stains when they appear
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
