Pre-purchase roof survey in Chavey Down, Windsor and Maidenhead
A roof survey before you buy a house or flat in Chavey Down, with drones and thermal imaging where they help. Get in touch for a price.
- Lead that has worked loose at a wall or chimney
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
Why get it checked now?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, so it can fit around a tight timetable. In a place like Chavey Down, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Pre-purchase roof survey in Chavey Down: what you get
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey the roof space, flat-roofed extensions and dormers and gutters and downpipes, and people most often book us about slates or tiles that have slipped or gone and worn or lifted lead flashings.
Being in a small place like Chavey Down makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Arrange the survey as soon as your offer is agreed
- Find out whether the roof has been replaced or patched
- Ask whether there are papers for past roof work
- Tell us your exchange date when you book
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Prices for pre-purchase roof surveys in Chavey Down

- The roof’s overall size
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:

Roof by roof
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Chavey Down can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Make sure pets are kept safely away
- Leave side gates unlocked
- Point out any leaks or damp patches

FAQs for Chavey Down
Do you cover Chavey Down?
We do. The survey and report are the same in Chavey Down as anywhere else.
Do you cover smaller places like Chavey Down?
Yes. Chavey Down is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.
Do you need access inside the house?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
