About pre-purchase roof surveys in Windsor and Maidenhead

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a careful look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. Typical surveys look at gaps where slates or tiles have come loose and gutters that overflow or drip at the joints, across flat-roofed extensions and dormers, gutters and downpipes and lead flashings and valleys.

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Buying a home or a new roof across Windsor and Maidenhead

Across Windsor and Maidenhead, from Maidenhead, Windsor and Boyn Hill outwards, homes come in every age and style. Buyers and owners of new roofs alike get a written report with photos to act on.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in Windsor and Maidenhead is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.

Maidenhead: Historic houses like Dorney Court, about 3 miles south-east, show how far back building around Maidenhead goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to Maidenhead station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them.

Surveys for landlords and agents in Windsor and Maidenhead

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

Before and after the survey

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Check the lease for roof repair responsibilities
  • Check we will be able to get into the roof space
  • Give your solicitor a copy of the report
  • Look for fresh paint on upstairs ceilings at viewings

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

How the survey changes by roof type

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If yours does, we check that gutter and where it drains.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.

FAQs for Windsor and Maidenhead

How long does the survey visit take?

Allow between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. We will give you an idea of timing as you book.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

Do you need to go inside the property?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
