Pre-purchase roof survey in Bray, Windsor and Maidenhead
Pre-purchase roof surveys for homes and businesses in Bray. We’ve completed more than 5,000 surveys across London and South East England.
- Loose pots and cracked flaunching
- Gaps where slates or tiles have come loose
- Gutters that overflow or drip at the joints
How a pre-purchase roof survey works in Bray
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey lead flashings and valleys, gutters and downpipes and clay and concrete tiles, and common reasons people get in touch are slates or tiles that have slipped or gone and gutters that overflow or drip at the joints.
Older buildings in small places like Bray may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- The size of the roof
- Building height and the viewpoints available
- Basic, Standard or Premium
- Commercial roofs and larger buildings
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.
Helping us price your survey
Before you get in touch, it helps to have:
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
- What kind of property and roof it is
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Common questions in Bray
Does a conservation area affect roof work in Bray?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Bray?
Yes, Bray is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or use the contact form with the address and a few details.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
How long does a pre-purchase roof survey take?
Allow roughly 1–2 hours at most homes, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
Why it’s worth a survey now in Bray
Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit, with photos of anything that needs attention. Older and listed buildings around Bray may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before booking.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Let us know your timetable
- Do not leave it until just before exchange
- Notice patches of new decoration in top-floor rooms
- Check we will be able to get into the loft space
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.
Buying a home or a new roof in Bray
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
With Dorney Court about 1.3 miles east, the area around Bray has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own one of the older houses in the streets near St Michael's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Taplow station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What we can’t see
It’s a careful look at the roof, not the whole story. The main limits are:
- Asbestos testing of any kind
- Walls, floors, services and rooms below the roof
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Bray often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
