Independent pre-purchase roof surveys in Lake End

Pre-purchase roof surveys for homes and businesses in Lake End

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about quick fixes on flashings and valleys and sagging ridge lines or uneven roof slopes, we can find out what’s behind it, on natural slate, the roof space and gutters and downpipes alike.

Some older homes in villages like Lake End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a pre-purchase roof survey looks like in Lake End

Dorney Court, about 0.6 miles south-west, is one of the historic houses in the wider area around Lake End. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near Church of St James, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space

Leave it or get it looked at?

Without a survey, you are relying on a glance from the pavement. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in. Older cottages and farmhouses around Lake End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Why us?

  • Thermal imaging and drones used where they help
  • Independent findings on the roof’s condition
  • Drone flown under a CAA Flyer ID and Operator ID
  • PI and public liability insurance

Common questions in Lake End

Do you carry out roof surveys in Lake End?

Yes, Lake End is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Lake End?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Lake End, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street
  • For flats, check roof access has been agreed

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Do you need a pre-purchase roof survey in Lake End?

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

People usually book a survey when they’ve noticed something like this:

  • Gutters that overflow or drip at the joints
  • Roof slopes that look uneven or sagging
  • Flashings that have lifted or split
  • Standing water on a flat extension roof

If you own a rental within reach of Burnham station, a written report helps before buying a rental or paying for a new roof on one.

Before you book anyone

  • Whether the loft space is looked at, where there is one
  • Are they insured for the work?
  • Their drone registration, if they fly one
  • What follow-up you get after the report
