Roof leak investigation in Lake End: what you get

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey the roof space, rooflights and dormers and flat roof details, and common reasons people get in touch are brown rings on upstairs ceilings and staining around the chimney inside.

Being in a small place like Lake End makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Lake End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

Advice

Wind, rain and roofs in Lake End

With Dorney Court about 0.6 miles south-west, Lake End sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from.

Landlords with a home close to Burnham station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to Church of St James: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Cippenham Infant School: on a building that size, finding the source of a drip means looking well beyond the stain.

Surveys for landlords and agents in Lake End

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Honest limits

In fairness, a roof survey has limits:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Flat roof details
  • Lead flashings
  • Chimney stacks

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Lake End questions

Does a conservation area affect roof work in Lake End?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Lake End?

Yes. Lake End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.

How much does a roof leak investigation cost in Lake End?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Is there anything I need to do ahead of the visit?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Can a leak be traced on a dry day?

Often, yes. Stains, tide marks, damp timbers and moisture readings normally point the way. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

What affects the cost of roof leak investigations

We confirm the exact price before you book. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Booking your survey

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Keep a photo record of the damp patch
  • Let us know what has already been tried
  • Don’t touch fittings that water is reaching
  • Stay off ladders and the roof

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.
