Roof leak investigation in Bray: what you get

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. We survey valleys and parapet gutters, the roof space and rooflights and dormers, and people most frequently book us about leaks that appear only in driving rain and ceiling stains that grow after rain.

Being in a small place like Bray makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours, more where the leak is intermittent or the roof is large. In a small place like Bray, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered
  • Note where any stains or damp appear

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

Related advice

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Honest limits

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report
  • A promise to find every leak on a single visit

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.

What we check

  • Chimney stacks
  • Rooflights and dormers
  • Flat roof details
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes

Useful tips for Bray property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Catch drips in a bucket and protect the floor
  • Do not climb onto the roof to look
  • Keep water away from lights and sockets
  • Let us know what has already been tried

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. Older and listed buildings around Bray may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bray: your questions answered

Do you carry out roof surveys in Bray?

We do. Every survey there gets the same written report with photos.

Do you cover smaller places like Bray?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is thermal imaging part of a leak investigation?

Thermal imaging is used where it is useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long does a roof leak investigation take?

It usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Roof leak investigations in Bray: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 1.3 miles east lies Dorney Court, a reminder of how long the area around Bray has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

A roof leak in a hotel or guest house around Bray means lost rooms as well as repairs, so it pays to find faults before guests do. If you look after a building such as Dorney School, a leak through a large roof is often found some distance from where the water shows inside. If you live near a park like Braywick Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
