Roof survey in Bray

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. We survey the roof space, clay and concrete tiles and chimney stacks, and people most often book us about slipped, cracked or missing slates and tiles and lifted, split or missing lead flashings.

In a small place like Bray, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What a roof survey looks like in Bray

With Dorney Court about 1.3 miles east, Bray sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to St Michael's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Taplow station, a dated record of the roof is useful when planning maintenance across a let.

Bray is about 2 miles south-east of Maidenhead, in Windsor and Maidenhead. From houses to flats and shops in Bray, the roof can be surveyed. We cover towns and villages across Windsor and Maidenhead, from the larger towns to small villages. You can also see our page for Reading.

Questions from Bray

Does a conservation area affect roof work in Bray?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Taplow station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you work in Bray?

Yes. We cover Bray and the rest of Windsor and Maidenhead, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The condition of the rest of the building (that’s a RICS home survey)
  • A promise that the roof won’t leak in future
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

Signs you need a roof survey in Bray

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that often lead to a survey include:

  • Flashings that have come away from the wall
  • Standing water on a flat roof
  • Condensation or damp timbers in the loft
  • Loose chimney pots

Take a building like Dorney School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Their report turnaround times
  • Whether VAT is in the quoted price
  • Which limits apply to the survey
  • Whether the inside of the roof is included

What’s in a roof survey

Prices for roof surveys in Bray

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages

For a price for your roof in Bray, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. In a hamlet or village like Bray, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors
