What a roof survey does not cover

In fairness, there are limits to any roof survey:

  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof
  • Structural calculations (that is a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What this survey covers

About our roof survey in Dorney Reach

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’re worried about slates or tiles that have slipped or broken and loose chimney pots, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Dorney Reach, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How it works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Dorney Reach, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

Advice

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Where a roof is exposed, as many are in small places like Dorney Reach, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Common roof problems in Dorney Reach

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

People usually book a survey when they’ve noticed one of these:

  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles
  • Flashings that have come away from the wall
  • Standing water on a flat roof

If you let a flat or house near Taplow station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive
  • What the report includes, and whether it has photographs

What a roof survey includes

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Common questions in Dorney Reach

Will you come out to Dorney Reach?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Dorney Reach?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What a roof survey looks like in Dorney Reach

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Dorney Court, about 0.6 miles south-east, show how far back building in the area around Dorney Reach goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Dorney School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Braywick Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Useful tips for Dorney Reach property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Take photos of any leaks as they happen
  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records

We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
