Roof surveys for homes and businesses in Dorney

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We are frequently asked to look into ponding, splits or blisters on flat roofs and loose ridge or hip tiles, across ridges, hips and valleys, the roof space and clay and concrete tiles.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. The survey usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Dorney often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

What a roof survey looks like in Dorney

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Dorney Court, about 0.5 miles west, show how far back building in the area around Dorney goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Burnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Sutherland Grange is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Dorney is about 2 miles north-west of Windsor, in Windsor and Maidenhead. Roofs in Dorney get the same thorough look as anywhere else in Windsor and Maidenhead. Across Windsor and Maidenhead, we cover Dorney. You can also see our page for Reading.

Dorney: your questions answered

Will you come out to Dorney?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Burnham station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How long does a roof survey take?

On site, it usually takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Different roofs, different checks

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors and services below the roof

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and does not.

Prices for roof surveys in Dorney

To price your survey, we look at:

  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What to tell us when you contact us

A few details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • Any photos you have, taken from ground level or a window

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Landlords, agents and block managers in Dorney

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Tell us about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive
  • Have details of recent roof work to hand
  • Look for debris in the garden after high winds

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
