About our thermal roof survey in Dorney

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are leaks far from where the stain appears and ceilings that feel colder in places, on pitched roof slopes, flat roofs and insulated roof spaces.

In a small place like Dorney, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we’re there. Somewhere like Dorney needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the freeholder or managing agent

FAQs for Dorney

Do you cover smaller places like Dorney?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Dorney listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Why get it checked now?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Around Dorney, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

When to book a survey in Dorney

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

Common reasons to book include:

  • Stains that keep coming back
  • Missing or slipped insulation
  • Wet areas near outlets and upstands
  • Cold areas below the roof

The streets around a church such as Church of St James are frequently among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.

Before you book anyone

  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • What’s outside the scope of the survey

What a good roof survey covers

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • Roof area

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Booking your survey

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Before and after the survey

Small things make a difference. Some pointers:

  • Leave the roof to people with safe access
  • Move stored items away from the loft hatch
  • Heat the home normally on the days before
  • Keep dated photos of any marks on ceilings

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Airspace, weather and Dorney roofs

The wider area around Dorney has a long history of building, with Dorney Court about 0.5 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like Western House Academy, big roofs are where photos from the air and thermal images show the most at once.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
