Landlord roof survey in Dorney
With a shared roof, it is not always clear what’s wrong or where. We look at the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We survey flat roofs on blocks, blocks of flats and shared roofs, and the problems we are asked to look at most are splits and blisters in flat roof coverings and damp or stains in top-floor flats.
Older buildings in small places like Dorney may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Honest limits
It is useful to know what a survey won’t do before you book:
- Parts of the roof we cannot safely see or access
- The structure in the way a structural engineer would assess it
- The rest of the building, as a RICS Level 2 or 3 survey would
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

What we look for on each type of roof
Roof spaces and lofts
Looking inside the roof often tells us more. We check it where there is safe access, looking for staining, damp and daylight.
Party-wall upstands and parapets
A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
How do I find out if my home in Dorney is listed?

How do I book a survey in Dorney?
To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Will you walk on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
What affects the cost of landlord roof surveys
When we price a survey, we consider:
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- If the survey needs thermal imaging or a drone
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.
What we need to know
When you call or email, these details help:
- What kind of property and roof it is
- How the loft is reached, if there is one
- The property’s address and postcode
- Photos of the roof, taken safely from the ground or a window
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
How it works
Every roof is different; as a rough guide, the survey takes between one and two hours at most homes, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Cottages and farmhouses around Dorney frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey
- Make sure we can get to the back of the property
- Keep pets out of the way during the survey
- Dig out any old roof reports or invoices

Roofs, chimneys and gutters in Dorney
With Dorney Court about 0.5 miles west, Dorney sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If your house is among the older ones in the streets near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Sutherland Grange shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Burnham station, the gap between tenancies is a good time to have the roof looked at.
