Landlord roof surveys for homes and businesses in North Ascot

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about cracked or leaning shared chimneys and choked outlets and gutters, a survey will tell you what’s going on.

In a smaller place like North Ascot, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Why get it checked now?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Homes in smaller places like North Ascot can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Roof by roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there frequently is around North Ascot, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Related advice

Do you need a landlord roof survey in North Ascot?

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

Things that often lead to a survey include:

  • Ponding or splits on flat roofs
  • Mortar falling from ridges and verges
  • Cracked or leaning shared chimneys
  • Parapets and upstands in poor repair

For an older house near a landmark such as Chapel of St Mary and St John, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Will the report include photos?
  • How long the report takes to arrive
  • What insurance they carry

What a good roof survey covers

Landlord roof surveys in North Ascot: local notes

St Leonard's Hill, about 3.9 miles north-east, is one of the historic houses in the wider area around North Ascot. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property
  • Who pays under the lease (that’s a legal question)

Your questions about landlord roof surveys in North Ascot

Is North Ascot within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in North Ascot?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or email us.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Will the survey cover the whole building?

No, it is a roof survey. It isn’t a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Have gutters and outlets cleared every year
  • Survey the roof on a regular cycle
  • Arrange flat access ahead of time
  • Act on high-priority defects quickly

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.
