Landlord roof survey in Woodside, Windsor and Maidenhead
Landlord roof surveys in Woodside from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.

- Choked outlets and gutters
What a survey costs
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- The size of the roof
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
You don’t need to know any roofing terms. It is enough to let us know:
- The address and postcode of the property
- The reason for the survey, like buying, a leak or storm damage
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Landlord roof survey in Woodside
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. Typical surveys look at blocked gutters over flats and splits and blisters in flat roof coverings, across gutters and downpipes, converted houses and blocks of flats.
Somewhere as small as Woodside, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
Where we can’t see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Woodside can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you in advance.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Point out any leaks or damp patches
- Have any paperwork from past roof work to hand
- If you are buying, let the agent know when we are coming

Honest limits
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that’s a legal question)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
What we check
- Shared roofs
- Converted houses
- Flat roofs on blocks
- Gutters and downpipes
- Blocks of flats
- Rented houses
Do you need a landlord roof survey in Woodside?
On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. An independent report helps everyone see the facts.
People usually book a survey after spotting something like this:
- Missing or loose roof coverings
- Choked outlets and gutters
- Ponding or splits on flat roofs
- Damaged pots and flaunching
Landlords with a home close to Ascot station may find that a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- When you will get the report
- How they plan to inspect the roof safely
- What they will not be able to tell you
- Whether the price includes VAT
Roof by roof
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Flat roofs on blocks and rear additions
Flat roof outlets frequently clog leaving water standing. We check them as part of the survey.
Local roofs in Woodside
St Leonard's Hill, about 2.6 miles north, is one of the historic houses in the wider area around Woodside. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Homes near green spaces like Silwood Park can get more leaves in their gutters in autumn. For site and facilities teams at buildings like Cranbourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Woodside questions
How do I find out if my home in Woodside is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Woodside?
We do. A small place gets exactly the same survey as a big one.
Can your report tell us who pays for the roof work?
No. The lease normally decides who is responsible, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
How much is a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit. Just phone 07833 053749 or use the contact form for a price.
Will you need to get into tenants’ homes?
That depends on the layout. Frequently we need the loft and certain flats and access is arranged by you or your agent. We’ll confirm what we need when booking.
Who do you carry out landlord roof surveys for?
Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.
