How a landlord roof survey works in Windsor
Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. If you’ve noticed damp or stains in top-floor flats and standing water on a flat roof, a survey will tell you what’s going on.
Around Windsor, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It helps to mention any shared stacks or gutters when booking.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for Windsor property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Ask residents to report damp straight away
- Survey the roof on a regular cycle
- Put urgent roof work at the top of the list
- Check the roof space can be accessed
How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Keep the loft space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
Why it is worth a survey now in Windsor
Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. We look at the roof, not just the symptoms. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Windsor as anywhere.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What we do, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for a single let house, with blocks of flats taking longer. In Windsor, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It is useful to know about previous repairs, leaks or recent work, so time on site goes where it is needed.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know where we can park nearby
- Jot down any questions you want answered

FAQs for Windsor
Do you cover Windsor?
Yes, Windsor is one of the places we work. Every survey there gets the same written report with photographs.
Does a conservation area affect roof work in Windsor?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does this replace a RICS building survey?
No. Our survey covers the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we are given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included, but contractors can price from it.
How the survey changes by roof type
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We check it where there’s safe access looking for water marks and gaps.
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We record anything visible.

Local roofs in Windsor
Historic houses like St Leonard's Hill, about 1 mile south-west, show how far back building in the area around Windsor goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like St Edward's Catholic First School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Windsor & Eton Central station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as All Saints Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

When you need someone else
A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:
- Parts of the roof we cannot safely see or access
- The structure in the way a structural engineer would assess it
- A full building survey of every part of the property
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.
