About our pre-purchase roof survey in Windsor

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you’re buying. If you’ve noticed flashings that have lifted or split and bitumen or mortar used in place of proper repairs, we can find out what’s behind it.

Windsor is the kind of town where older houses and newer estates sit side by side. Older houses frequently have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. Whether you’re buying or have just had a new roof, the checks depend on which you have. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What we’re asked to look at in Windsor

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey can pick up problems such as:

  • Worn or lifted lead flashings
  • Blocked or leaking gutters
  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft

Landlords with a home close to Windsor & Eton Central station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
  • What the report includes, and whether it has photos

What to expect from a roof survey

What a pre-purchase roof survey does not cover

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys

What we look for on each type of roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Windsor questions

What do I need to do before a survey in Windsor?

The main thing is access, inside and out, plus somewhere to park in Windsor. It also helps to know about any leaks or earlier repairs.

Do you cover Windsor?

We do. The survey and report are the same in Windsor as anywhere else.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

How long does the survey visit take?

It usually takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Landlord and commercial surveys in Windsor

Any of our surveys can be booked by landlords, agents and building managers in Windsor. To discuss a property or a block, ring 07833 053749 or use the contact form.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

What a pre-purchase roof survey looks like in Windsor

With St Leonard's Hill about 1 mile south-west, Windsor sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

If you live in an older home near All Saints Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Leave it or get it looked at?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in, with photos of anything that needs attention. On homes in Windsor, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What you get with us

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a home in Windsor, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so let us know who that will be.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • If it isn’t your property yet, arrange access through the agent
  • Jot down any questions you want answered
