Pre-purchase roof survey in North Ascot: what you get

We survey roofs for buyers in North Ascot and across London and the South East. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or email us. If you’ve noticed cracked flaunching or crumbling chimney pointing and worn or lifted lead flashings, we can find out what’s behind it, on gutters and downpipes, clay and concrete tiles and the roof space alike.

Smaller places like North Ascot often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around North Ascot. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

North Ascot homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

With St Leonard's Hill about 3.9 miles north-east, the area around North Ascot has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. The streets around a church such as Chapel of St Mary and St John are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Natural slate

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like North Ascot does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Let us know about parking near the property

How to book

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

FAQs for North Ascot

Do you cover North Ascot?

Yes, North Ascot is within the area we cover. We survey roofs across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to North Ascot?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How long does the survey visit take?

On site, it typically takes an hour or two for a house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Ask who repairs the roof under the lease
  • Ask the seller about past roof repairs
  • Tell us your exchange date when booking
  • Give your solicitor a copy of the report

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

Common roof problems in North Ascot

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Chimney mortar that has eroded
  • Lead that has worked loose at a wall or chimney
  • Roof slopes that look uneven or sagging

Landlords with a home close to Ascot station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Whether the price includes VAT
  • Whether you can ask questions once you have the report
  • What exactly goes into their report
  • What experience they bring

What a good roof survey covers

What affects the cost of pre-purchase roof surveys

To price your survey, we check:

  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings
  • The size of the roof
  • Height and safe access

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

We’ll typically ask about:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, like exchange

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

How the survey changes by roof type

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Lead flashings and valleys

Flashings are a common source of leaks, so we check each one closely. Any that need attention are photographed and explained.
