Do you need a pre-purchase roof survey in Sunninghill?

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

Problems we come across often include:

  • Sagging ridge lines or uneven roof slopes
  • Blistered or split felt on a flat roof
  • Chimney mortar that has eroded
  • Bitumen or mortar used in place of proper repairs

If you own a rental within reach of Ascot station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Choosing a roof surveyor

  • Whether the price includes VAT

What a roof survey includes

Pre-purchase roof survey in Sunninghill

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photographs. We are often asked to look into standing water on a flat extension roof and old water stains in the roof space, on clay and concrete tiles, chimney stacks and flat-roofed extensions and dormers.

In a smaller place like Sunninghill, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather normally shows first. Whether you’re buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Request records of any re-roofing
  • Book once your offer is accepted
  • Look for fresh paint on upstairs ceilings at viewings
  • Mention any deadline when you contact us

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Sunninghill is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Keep pets in another room
  • Show us where any leaks or stains appear
  • For flats, check roof access has been agreed

Arrange a survey

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Advice

Should I look at the roof myself first?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Pre-purchase roof surveys in Sunninghill: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Michael and All Angels: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses such as St Leonard's Hill, about 4.6 miles north, show how far back building around Sunninghill goes. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Questions from Sunninghill

Do you carry out roof surveys in Sunninghill?

Yes. We survey roofs across London and South East England, and Sunninghill is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Do you cover smaller places like Sunninghill?

Yes. Sunninghill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you go up on the roof?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Sunninghill?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

What a pre-purchase roof survey doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys

Why act early in Sunninghill

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. With lower homes, common in places like Sunninghill, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.
