Chimney surveys for homes and businesses in Sunninghill
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We are frequently asked to look into gaps in the mortar around the pots and damp patches on chimney breasts, across chimney breasts, chimney pots and cowls and flaunching.
Around Sunninghill, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Useful tips for Sunninghill property owners
A survey works best with a little help from you, before and after. Tips:
- Keep the report to compare against at the next survey
- Look at the chimneys with binoculars after a storm
- Use a Gas Safe registered engineer for gas appliances
- Never climb onto the roof to look at a chimney
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Do you need a chimney survey in Sunninghill?
TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.
Things that frequently lead to a survey include:
- Lifted or split lead flashings
- Spalled or crumbling bricks
- Signs that a stack is leaning
- Gaps in the mortar around the pots
If you own one of the older houses in the streets near Church of St Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Choosing a roof surveyor
- Whether the loft is part of the inspection
- What experience they bring
- Their insurance cover
- Is there a chance to talk the report through?
What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a house, and more on a big or complicated roof. A visit to Sunninghill is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- Keep pets in another room
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices

Advice
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Chimney surveys around Sunninghill
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With St Leonard's Hill about 4.6 miles north, Sunninghill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Ascot station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Silwood Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

How the survey changes by roof type
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.
FAQs for Sunninghill
Do you survey roofs for landlords with property near Ascot station?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Do you cover smaller places like Sunninghill?
Yes. Sunninghill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
My chimney looks like it’s leaning. What should I do?
It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
What do I do with the report?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How do I arrange a chimney survey in Sunninghill?
Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.
