Chimney survey in Cheapside: what you get
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you’re worried about damp on a chimney breast inside and gaps where the stack meets the roof, a survey will tell you what’s going on.
Somewhere as small as Cheapside, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about chimney surveys in Cheapside
I let a flat near Ascot station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details.
Is Cheapside within the area you cover?
Yes, Cheapside is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.
What will the report tell me?
Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What a chimney survey looks like in Cheapside
St Leonard's Hill, about 3.4 miles north, is one of the historic houses in the wider area around Cheapside. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Ascot station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Silwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For an older house near a landmark such as Church of St Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

The countryside around Cheapside includes Virginia Water Lake and Gracious Pond.
What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Do not use a ladder to reach the stack yourself
- Glance at the stacks from the street now and then
- Have the flue swept and checked if you use the fire
- Keep the report to compare against at the next survey
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
Why get it checked now?
Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Around Cheapside, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.
What happens on the day
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Cheapside frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Check we can get to the back of the property
- Agree roof access with the managing agent if it’s shared
- Buyers: confirm access with the estate agent or seller
