Gutter surveys for homes and businesses in Cheapside
We survey gutters and rainwater systems in Cheapside and right across London and the South East. On the day, we inspect whatever is safely visible from ground level, windows, the loft space and the roof where it is safe. Time on site normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’re worried about fascia boards damaged by overflowing water and water backing up from a hidden gutter, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Cheapside needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Leave a clear route to the loft
- If it is not your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building

Advice
What we’re asked to look at in Cheapside
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
People usually book a survey after spotting one of these:
- Valley or box gutters that overflow inside
- Hoppers and outlets full of debris
- Downpipes that are split or coming away
- Gutters full of debris and silt
If you own a rental within reach of Ascot station, a dated record of the roof is useful when planning maintenance across a let.

Cheapside questions
Do you cover smaller places like Cheapside?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Can a landlord with a rental near Ascot station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How much is a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or use the contact form.
Do you need to get into the loft?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when booking and we’ll plan the survey around it.
What a gutter survey looks like in Cheapside
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Cheapside has a long history of building, with St Leonard's Hill about 3.4 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like Church of St Michael and All Angels are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Cheapside CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a survey costs
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The shape of the roof and its details
- Height and safe access
- Extensions, dormers and garages with roofs of their own
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
What we need to know
These details help when you contact us:
- The type of building and roof, like pitched or flat
- Pictures of the roof from a safe spot, if you have them
- Access details, like a loft hatch or a shared roof
- Where water is showing inside, if it is
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.

Why it is worth a survey now in Cheapside
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from ground level. For older village homes like those around Cheapside, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Why us?
- Covered by professional indemnity and public liability insurance
- A photo-illustrated written report
- An independent look at the roof
- Surveys seven days a week
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
- Parts of gutters that cannot be seen safely
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
