What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- How big the roof is
- Which survey package you book
- How many separate roofs there are, like extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
Getting in touch
There’s no need for technical words. It is enough to let us know:
- Your postcode, so we can check access and travel
- The reason for the survey, like buying, a leak or storm damage
- Any marks or damp showing indoors
- What kind of property and roof it is
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.
Gutter survey in Blacknest: what you get
We survey gutters and rainwater systems in Blacknest and right across London and South East England. On the day, we inspect everything that’s safely in view from ground level, windows, the roof space and the roof where it’s safe. A visit usually takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you’ve noticed soffits marked by water and leaks at the gutter joints, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Blacknest, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

About gutter survey
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Blockages deep inside downpipes
- Rot or damp concealed behind fascias or inside walls
- Hidden sections we can’t view safely
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.
What we look at
- Valley gutters
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
- Downpipes
- Outlets and hoppers
Do you need a gutter survey in Blacknest?
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.
People typically book a survey when they’ve noticed one of these:
- Leaves and moss blocking gutters
- Cracked or loose downpipes
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
If you own a rental within reach of Sunningdale station, a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before you book
- How they plan to inspect the roof safely
- Will the report include photos?
- How long the report takes to arrive
- Whether VAT is added on top
Why act early in Blacknest
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Older cottages and farmhouses around Blacknest can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Gutter surveys around Blacknest
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With St Leonard's Hill about 4.2 miles north, Blacknest sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces like Silwood Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to Holy Trinity Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Blacknest: your questions answered
I let a flat near Sunningdale station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Blacknest listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
What does the report include?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
What happens on the day
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Blacknest can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Jot down any questions you want answered
- Tell us about parking before the day
- For a flat or shared roof, check access with whoever owns or manages the building
