Gutter survey in Ascot, Windsor and Maidenhead
A careful look at the gutter at your property in Ascot, and put it all in a written report with photos.

- Blocked outlets and hoppers
- Sagging gutters and loose brackets
About our gutter survey in Ascot
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. We survey downpipes, valley gutters and eaves gutters, and common reasons people get in touch are gutters that have fallen out of line and leaking or loose downpipes.
Some older homes in villages like Ascot are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a gutter survey doesn’t cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Gutters out of sight from every safe viewpoint
- Pipes below ground level
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

Checking the roof from ground level
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Ascot homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Ascot has a long history of building, with St Leonard's Hill about 4.1 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Homes near green spaces such as Silwood Park can get more leaves in their gutters in autumn. If you own one of the older houses in the streets near Church of All Souls, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like South Ascot Village Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Near you in Ascot
Typical jobs here are in homes near Papplewick School, Silwood Park and Charters School and the streets around them. There is a railway station in Ascot itself: Ascot station. A little further out are The Lexicon (3.6 miles west) and Heatherwood Hospital (0.8 miles west). Open spaces near Ascot include Virginia Water Lake and Gracious Pond.
How the survey changes by roof type
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Your questions about gutter surveys in Ascot
Do you survey roofs for landlords with property near Ascot station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.
Is my home in Ascot listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Does the report include photographs?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you go up on the roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a typical home, and about three to four hours for a commercial roof. In a hamlet or village like Ascot, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Make sure pets are kept safely away
- Jot down any questions you want answered

Advice
How we price gutter surveys
Not every roof costs the same to survey, and it comes down to:
- Chimneys, valleys, parapets and other details
- Which survey package you book
- The type of building, from a house to a block or an office
- The size of the roof
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
What we need to know
A little information up front helps. It is useful to include:
- Any deadline, like an exchange date
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Useful tips for Ascot property owners
A little preparation and a few simple habits help. Some pointers:
- Check for spilling water in a downpour
- Watch ceilings under valley gutters for fresh marks
- Keep climbers away from the eaves
- Don’t leave hidden gutters out of a clear-out
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.
