Your questions about flat roof surveys in Ascot

Does a conservation area affect roof work in Ascot?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Ascot?

Yes, Ascot is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or email us and tell us about the property.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Flat roof survey in Ascot

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you are worried about signs of deflection in the roof deck and loose or cracked edge trims, a survey will tell you what’s going on.

In a small place like Ascot, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Different roofs, different checks

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Landlords, agents and block managers in Ascot

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Testing older roof sheets for asbestos
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Prices for flat roof surveys in Ascot

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

There is no need for technical words. It is enough to let us know:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof

We confirm the price for your roof before booking, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or email us.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Ascot, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work

Advice

Flat and commercial roofs around Ascot

Historic houses such as St Leonard's Hill, about 4.1 miles north, show how far back building in the area around Ascot goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Anyone responsible for a site like South Ascot Village Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you run a business near The Lexicon, a flat roof over a business is out of sight and out of mind until it leaks.

Signs you need a flat roof survey in Ascot

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

A survey makes sense if you’ve noticed:

  • Edge trims that have lifted or split
  • Failed upstands where the roof meets a wall
  • Raised blisters across the surface
  • A sagging deck under the covering

If you live in an older home near Church of All Souls, the joins between later flat roofs and the old walls are where problems normally start.
