Flat roof survey in Cheapside: what you get
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or send us an email with the address and a rough idea of the roof area. If you’ve noticed edge trims that have lifted or split and cracked or split membrane, we can find out what’s behind it.
Flat roofs on exposed homes in small places like Cheapside take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Book a survey every few years
- Keep records of when the roof was laid and what work has been done
- Clear roof outlets and gutters each autumn
- Treat rooflights and old sheeting as fragile
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
FAQs for Cheapside
Is my home in Cheapside listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Cheapside in the area you cover?
Yes, Cheapside is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.
Do you give a life expectancy for the roof?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
How long will you be at the property?
Expect it to take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’ll then get the report by email.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Flat and commercial roofs around Cheapside
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With St Leonard's Hill about 3.4 miles north, Cheapside sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Ascot station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Church of St Michael and All Angels, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Cheapside CofE Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

How we price flat roof surveys
Prices vary from roof to roof, and it comes down to:
- The roof’s overall size
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.
Getting in touch
What helps most when you contact us:
- The property’s address and postcode
- Any marks or damp showing indoors
- Pictures of the roof from a safe spot, if you have them
- Access details, such as a loft hatch or a shared roof
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Why get it checked now?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Where a roof is exposed, as many are in small places like Cheapside, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Cheapside needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Point out any leaks or damp patches
- Leave a clear route to the loft
- Keep pets in another room
