Flat roof survey in Brookside: what you get
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at blocked or damaged outlets and damaged trims at the roof edge, on EPDM rubber, upstands and outlets and GRP fibreglass.
Somewhere as small as Brookside, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works
After the inspection, everything we found is written up in a report with photos. As for time on site, it normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Brookside, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Keep pets inside or away from the areas we’re looking at
- Have any paperwork from past roof work to hand
Book a survey
Most bookings start with a short call: ring 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

What we cannot see
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Whether old sheeting or boards contain asbestos
- What’s under the membrane without opening it up
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Plan a survey before the covering reaches the end of its usual life
- Note any new marks on ceilings beneath the roof
- Note the date and type of any roof work
- Ask contractors to protect the roof if they work on it
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Flat roofs in Brookside
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With St Leonard's Hill about 3.2 miles north-east, Brookside sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you run a business near The Lexicon, a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near Ascot station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you own one of the older houses in the streets near Chapel of St Mary and St John, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.
How the survey changes by roof type
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
