Flat roof surveys for homes and businesses in Woodside
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. We survey GRP fibreglass, felt flat roofs and upstands and outlets, and people most often book us about upstands pulling away from walls and splits, cracks and crazing.
Flat roofs on exposed homes in small places like Woodside take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits
It helps to know what a survey will not do before booking:
- Whether the deck or joists are strong enough
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Testing older roof sheets for asbestos
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and does not.
What this survey covers
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Single-ply membranes
- Upstands and outlets
- Felt flat roofs
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Woodside can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Let us know about parking near the property
- Show us where any leaks or stains appear
- Clear the way to the loft hatch
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Flat and commercial roofs around Woodside
With St Leonard's Hill about 2.6 miles north, Woodside sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For an older house near a landmark like Church of St Peter, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building like Cranbourne Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Shop and office owners around The Lexicon may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Note where water lies after a downpour
- Ask whoever fits equipment on the roof to make good the covering
- Keep records of when the roof was laid and what work has been done
- Note any new marks on ceilings beneath the roof
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Woodside questions
Is Woodside in the area you cover?
Yes, Woodside is one of the places we work. The survey and report are the same in Woodside as anywhere else.
Is my home in Woodside listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Do I need to be at home?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
How we price flat roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- Building height and the viewpoints available
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.
What we need to know
You do not need to know any roofing terms. Just let us know:
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from ground level or a window
- The kind of building and roof involved
- The address and postcode of the property
Most bookings start with a short call: ring 07833 053749 or use the contact form. You will have a price before anything is arranged.
