Local flat roofs in The Village

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With St Leonard's Hill about 1.7 miles north, The Village sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Windsor Girls' School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Windsor & Eton Central station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Flat roof survey in The Village

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are raised blisters across the surface and splits and cracks in the covering, on felt flat roofs, upstands and outlets and EPDM rubber.

Flat roofs on exposed homes in small places like The Village take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Here’s what helps us most when you get in touch:

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the deck or joists are strong enough
  • Fragile surfaces, which we don’t walk on
  • Testing older roof sheets for asbestos

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at most homes, and longer for a large or complex roof. Older rural homes like those around The Village can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Tell us about parking before the day
  • Check the loft hatch can be reached
  • Check pets are kept safely away

FAQs for The Village

Is The Village in the area you cover?

We do. The survey and report are the same in The Village as anywhere else.

Do you cover smaller places like The Village?

We do. Villages and rural addresses get the same survey as a town house.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How many years has my flat roof got left?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Will this cover the whole house?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
