Flat roof survey in Cranbourne: what you get

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey single-ply membranes, EPDM rubber and GRP fibreglass, and people most often book us about blisters and bubbles in the covering and dips that suggest the deck is deflecting.

Older buildings in small places like Cranbourne may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report records the flat roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we do, step by step

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Cranbourne, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

Flat and commercial roofs around Cranbourne

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. St Leonard's Hill, about 1.5 miles north-east, is one of the historic houses in the wider area around Cranbourne. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like Cranbourne Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Ascot station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions from Cranbourne

Will you come out to Cranbourne?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Cranbourne listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you check flat roofs for asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

What does ponding on a flat roof mean?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

How do you inspect a flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Common roof problems in Cranbourne

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Typical things we are asked to look at include:

  • Outlets that hold water back
  • Splits, cracks and crazing
  • Blistering in felt or asphalt
  • Leaks around rooflights

The streets around a church like Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start.

Questions to ask before booking

  • How long the report takes to arrive
  • What follow-up you get after the report
  • Their drone registration, if they fly one
  • What they will not be able to tell you

What a roof survey includes

Why get it checked now?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Older and listed buildings around Cranbourne may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What a flat roof survey doesn’t cover

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • Whether old sheeting or boards contain asbestos
  • A promise that the roof won’t leak in future
  • Fragile surfaces, which we don’t walk on

  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • Basic, Standard or Premium

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

To price your survey accurately, we will ask about:
