How we price pre-purchase roof surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Where water is showing inside, if it is
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, like an exchange date

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Pre-purchase roof survey in Cranbourne

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. You get a written report with photos. If you’ve noticed blistered or split felt on a flat roof and loose pots and cracked flaunching, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Cranbourne may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Leave it or get it looked at?

Lots of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. In a place like Cranbourne, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Cranbourne frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any questions written down, so nothing gets missed
  • Check pets are kept safely away

Advice

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

Common questions in Cranbourne

Will you come out to Cranbourne?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you cover Cranbourne?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

How long will you be at the property?

On site, it usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What a pre-purchase roof survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof
  • Whether timbers meet design loads

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a pre-purchase roof survey looks like in Cranbourne

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like St Leonard's Hill, about 1.5 miles north-east, show how far back building in the area around Cranbourne goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Ascot station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St Peter: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
