Why get it checked now?

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Older and listed buildings around Cranbourne may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Why us?

  • An independent view of the roof
  • Clear package prices, with VAT included
  • Satisfaction rate of 98%
  • Over 20 years’ experience

How new roof snagging works in Cranbourne

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. If you’ve noticed untidy or loose verge details and tiles or slates sitting out of line, a survey will tell you what’s going on, on flashings and valleys, loft conversions and dormers and ridges and verges alike.

For a small place like Cranbourne, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

The survey, step by step

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for a house, or half a day or so for a commercial building. Somewhere like Cranbourne needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photographs.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed

Advice

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost
  • Parts of the roof we can’t see safely

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • New-build homes
  • Ridges and verges
  • Replacement roofs

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your questions about new roof snagging in Cranbourne

Do you cover Cranbourne?

Yes, Cranbourne is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or drop us an email with the address and some details.

Will you come out to Cranbourne?

We do. Villages and rural addresses get the same survey as a town house.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How big the roof is
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • Anything about access we should know

To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

What new roof snagging looks like in Cranbourne

With St Leonard's Hill about 1.5 miles north-east, Cranbourne sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Landlords with a home close to Ascot station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you own one of the older houses in the streets near Church of St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
