Landlord and commercial surveys in Cranbourne

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

About our thermal roof survey in Cranbourne

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey pitched roof slopes, insulated roof spaces and loft conversions, and people most often book us about water getting in at parapets and stacks and thin or uneven insulation in the roof.

Villages like Cranbourne often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Roof by roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Loft insulation

Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.

What to tell us when you contact us

You don’t need to know any roofing terms. It’s enough to let us know:

  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window

Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Cranbourne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch

Common questions in Cranbourne

Do you cover Cranbourne?

Yes, Cranbourne is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in Cranbourne listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Flying and imaging in Cranbourne

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

With St Leonard's Hill about 1.5 miles north-east, the area around Cranbourne has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself. For site and facilities teams at buildings like Cranbourne Primary School, a view from above covers a wide roof far faster than walking it. The streets around a church like Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Why act early in Cranbourne

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. For older village homes like those around Cranbourne, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
