When to book a survey in Broomhall

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

People typically book a survey when they’ve noticed one of these:

  • Thin or uneven insulation in the roof
  • Damp around roof outlets and upstands
  • Damp that repairs haven’t cured
  • Ceilings that feel colder in places

For site and facilities teams at buildings such as Sunningdale School, big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • How they plan to inspect the roof safely
  • What experience they bring
  • Will the report include photos?

What a roof survey includes

Thermal roof survey in Broomhall

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed damp around chimneys and parapets and damp patches with no obvious cause, we can find out what’s behind it.

Even in a smaller place like Broomhall, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

What happens if roof problems are left?

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Tradespeople may need to travel further to a smaller place like Broomhall, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Questions from Broomhall

Do you cover Broomhall?

Yes, Broomhall is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Broomhall?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

What conditions are best for thermal imaging?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Broomhall, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Make sure pets are kept safely away
  • If you’re buying, let the agent know when we’re coming
  • Find any records of previous roof work

Drones, thermal imaging and Broomhall roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. About 4.4 miles east lies Botleys Mansion, a reminder of how long the area around Broomhall has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What we look for on each type of roof

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Loft insulation

The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
