About our thermal roof survey in Maidenhead

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at wet insulation beneath the membrane and damp around chimneys and parapets, on commercial roofs, ceilings below the roof and insulated roof spaces.

In a town like Maidenhead, the roofs that are hardest to see are frequently on taller buildings, steep slopes or the backs of terraces. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Both depend on the weather on the day, so the date is set with the forecast in mind. Rear slopes over back additions are a common example, as they’re rarely visible from the street.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a thermal roof survey does not cover

It’s useful to know what a survey will not do before you book:

  • Readings unaffected by sun, shade or reflections
  • Seeing water directly, as the camera shows temperature, not moisture
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In Maidenhead, parking is rarely complicated, though it’s useful to know about driveways or restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access, and from the roof itself where it is safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand

What we’re asked to look at in Maidenhead

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

It’s worth booking a survey if you’ve seen:

  • Missing or slipped insulation
  • Water getting in at parapets and stacks
  • Damp patches with no obvious cause
  • Water that travels before it shows

For site and facilities teams at buildings like Claires Court Schools, a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the price includes VAT
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report

What a roof survey includes

How the survey changes by roof type

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Useful tips for Maidenhead property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Photograph damp patches with the date
  • Keep outlets and gutters clear to stop water sitting
  • File the images with your roof records
  • Ask us about the forecast if rain is expected

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Your questions about thermal roof surveys in Maidenhead

Do you cover Maidenhead?

We do. The survey and report are the same in Maidenhead as anywhere else, and visits run on weekdays and weekends.

Are there drone restrictions around Maidenhead?

Usually it comes down to two things: the airspace at the address and the weather. Maidenhead is about 3 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What’s in the report?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Airspace, weather and Maidenhead roofs

About 3 miles south-east lies Dorney Court, a reminder of how long the area around Maidenhead has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Maidenhead is about 3 miles from White Waltham Airfield. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

If you run a hotel or guest house in or near Maidenhead, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Take an older house close to All Saints' Church: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
