When to book a survey in Boyn Hill

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Most people get in touch when they’ve noticed something like this:

  • Cold areas below the roof
  • Heat escaping through the roof
  • Possible trapped moisture under a flat roof covering
  • Thin or uneven insulation in the roof

Anyone responsible for a site like Larchfield Primary and Nursery School will know that big roofs are where photos from the air and thermal images show the most at once.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring
  • Which parts of the roof they’ll actually see

What’s in a roof survey

Thermal roof surveys for homes and businesses in Boyn Hill

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We’re often asked to look into wet insulation beneath the membrane and damp that repairs haven’t cured, across loft conversions, insulated roof spaces and flat roofs.

Even in a smaller place like Boyn Hill, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a thermal roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Insulation values or heat loss calculations
  • Clear results when the conditions on the day are poor
  • A structural engineer’s assessment

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Loft conversions
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs

What we look for on each type of roof

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there is safe access.

Thermal roof surveys around Boyn Hill

White Waltham Airfield is about 2 miles from Boyn Hill. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Dorney Court, about 3.1 miles east, is one of the historic houses in the wider area around Boyn Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like All Saints' Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Why get it checked now?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. On a bungalow or cottage around Boyn Hill, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there frequently is around Boyn Hill, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

FAQs for Boyn Hill

How do I find out if my home in Boyn Hill is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Are there drone restrictions around Boyn Hill?

Usually it comes down to two things: the airspace at the address and the weather. Boyn Hill is about 2 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
