Electronic Leak Detection in Broomhall
Electronic leak detection across Broomhall, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- New roofs to check before paving or planting
- Patched roofs that still leak
- A flat roof leak that cannot be traced
What affects the price in Broomhall
What a survey costs depends on the time and equipment it needs. The main factors are:
- Height and safe access
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- Roof area
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.
Booking your survey
There is no need for technical words. It’s enough to tell us:
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.
How electronic leak detection works in Broomhall
Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof can’t be tested. Common reasons to book are breaches hidden under paving or planting and gaps at membrane joints, on commercial flat roofs, liquid-applied waterproofing and single-ply roofs.
Around a smaller place like Broomhall, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When you need someone else
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Water entering through details rather than the membrane
- Some conductive membranes
- Sections we can’t safely access
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What we check
- Roof terraces and balconies
- Commercial flat roofs
- Single-ply roofs
- Flat roof membranes
- Green roofs
- Liquid-applied waterproofing
What we are asked to look at in Broomhall
Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.
A survey can pick up problems like:
- Leaks at pipes, outlets or fixings
- Waterproofing to test before it’s covered
- Water coming in under a flat roof
- Stains far from any visible defect
If you look after a building such as Sunningdale School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Before you book anyone
- What’s outside the scope of the survey
- Their drone registration, if they fly one
- Whether the inside of the roof is included
- What exactly goes into their report

FAQs for Broomhall
Does a conservation area affect roof work in Broomhall?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Broomhall?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is the repair part of the test?
No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Does electronic leak detection work on all membranes?
It depends on the membrane and the build-up. Tell us what you know about the roof and we will confirm suitability.
The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. In a smaller place like Broomhall, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- First, you tell us about the roof build-up and where water is showing.
- The roof is assessed to see if electronic testing will work on it.
- The testing method is chosen to suit the membrane and build-up.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photographs in a report for your roofer.
Preparing for the visit
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- Make sure we can get to the back of the property
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Advice
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Do not keep patching the same spot
- Let us know about the membrane and build-up if you know it
- Make sure trades protect the waterproofing
- Keep a note of leaks after rain
Questions about the results are welcome. We can talk you through the findings.
Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.
What electronic leak detection looks like in Broomhall
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.4 miles east lies Botleys Mansion, a reminder of how long the area around Broomhall has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If your home is one of the older ones in the streets near Holy Trinity Church, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Sunningdale station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Broomhall is about 4 miles south-west of Egham, in Windsor and Maidenhead. Wherever you are in Broomhall, we can come and survey your property. Our area takes in places right across Windsor and Maidenhead. Guildford is in our area too.
