Local flat roofs in Windsor

With St Leonard's Hill about 1 mile south-west, Windsor sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Windsor has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

For site and facilities teams at buildings like St Edward's Catholic First School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Windsor & Eton Central station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

About our electronic leak detection in Windsor

Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. You’ll also know what to check next. We survey green roofs, single-ply roofs and liquid-applied waterproofing, and common reasons people get in touch are new roofs to check before paving or planting and holes around roof penetrations.

Houses around a town like Windsor often have a flat roof somewhere, over an extension, garage, porch or dormer. Many are felt, and newer ones may be EPDM rubber or GRP. The usual warning signs are standing water, splits and edges coming away. Standing water days after rain often shows a flat roof needs attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Some conductive membranes
  • Leaks from plumbing or windows
  • Parts of the roof covered by fixed equipment

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roofs we survey in Windsor

  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs

Common roof problems in Windsor

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

A survey makes sense if you’ve noticed:

  • Water coming in under a flat roof
  • Leaks showing away from the breach
  • Repairs that haven’t stopped the leak
  • Gaps at membrane joints

A roof leak in a hotel or guest house around Windsor means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

Your questions about electronic leak detection in Windsor

Do you carry out roof surveys in Windsor?

Yes, Windsor is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Is my home in Windsor listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive, and some build-ups lack a suitable layer below. We’ll tell you if yours is not suitable at the start.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Most visits in a town like Windsor start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

  • Note where any stains or damp appear
  • Move anything stored under the loft hatch
  • If you are buying, let the agent know when we’re coming

Why get it checked now?

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. Around Windsor, water from a roof defect often goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Why book with us

How the survey changes by roof type

EPDM rubber roofs

Certain rubber membranes are conductive which can limit electronic testing. We’ll say if the test will not work.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.
