The Village Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof across The Village, using drones and thermal imaging where applicable. Call or email for a price.
- Wet insulation beneath the membrane
- Patches of heat loss across the roof
- Ceilings that feel colder in places
What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Basic, Standard or Premium
- Any need for thermal images or a drone flight
- How many separate roofs there are, like extensions, dormers and garages
- Whether it is a home or a commercial building
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
There is no need for technical words. It’s enough to let us know:
- How the loft is reached, if there is one
- What kind of property and roof it is
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, such as an exchange date
Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
Thermal roof survey in The Village
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’re worried about wet areas near outlets and upstands and damp where roofs meet walls and chimneys, a survey will tell you what’s going on, on commercial roofs, insulated roof spaces and flat roofs alike.
Older buildings in small places like The Village may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What a thermal roof survey does not cover
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- What’s inside walls or under coverings, without opening up
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What our survey covers.
Roof types and parts we check
- Flat roofs
- Commercial roofs
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
- Pitched roof slopes
Tips from our surveys
Small things make a difference. Some pointers:
- Take photos of stains as they appear, so we can compare
- Ask us about the forecast if rain is expected
- Keep the report to compare against after any repair
- Move stored items away from the loft hatch
After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.
Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Questions from The Village
Does a conservation area affect roof work in The Village?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover The Village?
Yes, The Village is one of the places we work. The survey and report are the same in The Village as anywhere else.
Can a thermal survey trace a roof leak?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
Roof by roof
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.
Thermal roof surveys in The Village: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With St Leonard's Hill about 1.7 miles north, The Village sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
For site and facilities teams at buildings such as Windsor Girls' School, thermal images can show where wet insulation sits under a big flat roof.

Our area takes in places right across Windsor and Maidenhead, from the larger towns to small villages. You can also see our page for Guildford.

Around The Village

Nearby you’ll also find Windsor Castle (3.1 miles north-east) and King Edward VII Hospital (2.3 miles north-east). The countryside around The Village includes Bray Pit and Virginia Water Lake.
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. The survey usually takes about one to two hours for most houses, or half a day or so for a commercial building. Around The Village, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Keep pets in another room
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
