Chimney Survey in The Village
Chimney surveys across The Village, with over 20 years’ experience behind it. You get a clear report with photos.
- Pots or cowls that look unsafe
- Spalled or crumbling bricks
- Damp patches on chimney breasts
Checking the roof from ground level
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Chimney survey in The Village
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed damaged chimney pots and cowls and damp on a chimney breast inside, we can find out what’s behind it, whatever the roof.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Do you need a chimney survey in The Village?
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
A survey can pick up problems such as:
- Damp on a chimney breast inside
- Redundant stacks capped without ventilation
- Frost-damaged brickwork on the stack
- Flaunching that has broken away
Take a building like Windsor Girls' School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before booking anyone
- How long they’ve been surveying roofs
- Whether any drone flown is registered with the CAA
- Their insurance cover
- Will they check the loft as well as the outside?
How the survey works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. In a hamlet or village like The Village, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Buyers: confirm access with the estate agent or seller
- Show us where any leaks or stains appear

Chimney surveys around The Village

Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around The Village has a long history of building, with St Leonard's Hill about 1.7 miles north. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you live near a park like Windsor Great Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Common questions in The Village
Do you cover smaller places like The Village?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in The Village listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long is the visit?
Expect it to take an hour or two for most homes, a little longer where there are several stacks. You will then get the report by email, on the timescale of your package.
What’s in the report?
A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
