Independent pre-purchase roof surveys in The Village

Pre-purchase roof survey in The Village

We survey roofs for buyers in The Village and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or email us. If you are worried about slates or tiles that have slipped or gone and patch repairs that may hide an ongoing problem, we can find out what’s behind it.

Older buildings in small places like The Village may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Nothing in the report is left vague: if work is needed, the report says so clearly.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours at a typical house, with time for the loft where it can be reached. Somewhere like The Village needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Related advice

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Helping us price your survey

To price your survey accurately, we will ask about:

  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Questions from The Village

Does a conservation area affect roof work in The Village?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is The Village in the area you cover?

Yes, The Village is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

How long does a pre-purchase roof survey take?

The visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask the agent to make sure the loft hatch can be opened
  • Ask who repairs the roof under the lease
  • Watch for stains or fresh paint on ceilings below the roof
  • Arrange the survey as soon as your offer is agreed

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What we look for on each type of roof

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Older cottages and farmhouses around The Village can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

The Village homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. With St Leonard's Hill about 1.7 miles north, The Village sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Do you need a pre-purchase roof survey in The Village?

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

Most people get in touch after spotting something like this:

  • Signs of past leaks inside the loft
  • Ponding, blisters or splits on a flat roof
  • Patch repairs that may hide an ongoing problem
  • Blocked or leaking gutters

If you own a rental within reach of Windsor & Eton Central station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
