Pre-purchase roof surveys for Cheapside homes and businesses

Pre-purchase roof surveys for homes and businesses in Cheapside

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers, and the problems we’re asked to look at most are loose pots and cracked flaunching and ponding, blisters or splits on a flat roof.

Older buildings in small places like Cheapside may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Ask the agent to check the loft hatch can be opened
  • For a flat, check who is responsible for the roof
  • Notice patches of new decoration in top-floor rooms
  • Arrange the survey as soon as your offer is agreed

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Signs you need a pre-purchase roof survey in Cheapside

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Here are some of the things we see often:

  • Loose pots and cracked flaunching
  • Quick fixes on flashings and valleys
  • Signs of past leaks inside the loft
  • Slates or tiles that have slipped or gone

Historic houses like St Leonard's Hill, about 3.4 miles north, show how far back building around Cheapside goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA
  • How much experience they have with roofs like yours
  • How soon the report will arrive

What’s in a roof survey

Common questions in Cheapside

Do you cover Cheapside?

Yes, Cheapside is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Is my home in Cheapside listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a house, and more on a big or complicated roof. Somewhere as small as Cheapside, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices

Different roofs, different checks

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Local roofs and buyers in Cheapside

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of St Michael and All Angels, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Ascot station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
