Beggar's Bush questions

How do I find out if my home in Beggar's Bush is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Beggar's Bush?

We do. A small place gets exactly the same survey as a big one.

How do I arrange a pre-purchase roof survey in Beggar's Bush?

It is easiest to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long does the survey visit take?

It usually takes between one and two hours at a typical home, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Pre-purchase roof survey in Beggar's Bush: what you get

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. We survey clay and concrete tiles, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are damp timbers or stains in the loft and gutters choked with leaves and moss.

Somewhere as small as Beggar's Bush, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Useful tips for Beggar's Bush property owners

From years of surveys, a few habits stand out as worth the effort:

  • Ask when the roof was last worked on
  • Ask for loft access on the day
  • Don’t leave it until just before exchange
  • Check the lease for roof repair responsibilities

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Pre-purchase roof surveys around Beggar's Bush

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. The wider area around Beggar's Bush has a long history of building, with St Leonard's Hill about 4.3 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Sunningdale station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Church of St Michael and All Angels: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What we cannot see

Before you book, it is worth knowing what a survey will not do:

  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes

What affects the price in Beggar's Bush

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Building height and the viewpoints available

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

There is no need for technical words. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Beggar's Bush, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Check pets are kept safely away
  • Make a note of anything you’d like us to look at

Advice

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
