Local roofs and buyers in Ascot

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of All Souls are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. St Leonard's Hill lies about 4.1 miles north, so building around Ascot goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to Ascot station may find that a written report helps before buying a rental or paying for a new roof on one.

Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. In Ascot, as across Windsor and Maidenhead, every roof gets the same careful survey. Our Windsor and Maidenhead coverage includes Ascot and the places around it. We also survey roofs in Guildford.

Pre-purchase roof survey in Ascot

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photos. Typical surveys look at worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing, on clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks.

Being in a small place like Ascot makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Around Ascot, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

What affects the price in Ascot

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

There is no need for technical words. It’s enough to let us know:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we will recommend the right survey. The price is agreed up front.

Why act early in Ascot

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Where a roof is exposed, as many are in small places like Ascot, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

What you get with us

  • Drones and thermal imaging where it applies
  • PI and public liability insurance
  • Weekday and weekend surveys

Roof by roof

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Honest limits

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Asbestos testing of any kind
  • The condition of the rest of the house (that’s a RICS home survey)
  • A valuation or a promise of a lower price

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Questions from Ascot

Will you come out to Ascot?

Yes. Ascot is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you carry out roof surveys in Ascot?

Yes, Ascot is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or drop us an email with the address and some details.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
