New roof snagging for homes and businesses in Ascot

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. If you’ve noticed broken coverings left on a new roof and underlay not dressed into the gutter, a survey will tell you what’s going on, whatever the roof.

For a small place like Ascot, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

What new roof snagging does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof will leak in future
  • Areas out of view from each safe vantage point
  • Nails and clips under the slates or tiles

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • New-build homes
  • New flat roofs
  • Ridges and verges
  • Replacement roofs
  • Loft conversions and dormers
  • Flashings and valleys

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Tips that help

From years of surveys, a few habits stand out:

  • Agree snagging with your roofer at the start
  • Look for marks or cracks left by the work
  • Check before your warranty period ends
  • Keep the contract and invoices together

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.

Local roofs and buyers in Ascot

St Leonard's Hill, about 4.1 miles north, is one of the historic houses in the wider area around Ascot. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If your house is among the older ones in the streets near Church of All Souls, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Ascot station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. In Ascot, as across Windsor and Maidenhead, every roof gets the same careful survey. Our Windsor and Maidenhead coverage includes Ascot and the places around it. We also survey roofs in Guildford.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Around Ascot, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Preparing for the visit

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How much is new roof snagging?

Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, call 07833 053749 or use the contact form.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
