What affects the price in Sunninghill

We confirm the price for the job before you book. These are the things that affect it:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

Not sure which survey you need? It is easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

New roof snagging in Sunninghill: what you get

Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. Typical surveys look at loose flashings at walls or chimneys and cracked or slipped new tiles or slates, on ridges and verges, new flat roofs and replacement roofs.

In a smaller place like Sunninghill, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Walk round the house to look for knock-on damage
  • Arrange the inspection before settling the final bill
  • Send the snagging report to your roofer
  • Keep warranty papers safe

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. A visit to a smaller place like Sunninghill is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Let us know about parking near the property
  • Find any records of previous roof work

When to book a survey in Sunninghill

Snags happen on many building jobs. Details at ridges, verges and flashings are easy to rush particularly in poor weather.

Here are some of the things we see often:

  • Vents that weren’t fitted or are covered
  • Loose flashings at walls or chimneys
  • Broken coverings left on a new roof
  • Offcuts and broken tiles left behind

If you own a rental within reach of Ascot station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • What insurance they carry
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top

What a roof survey includes

Your questions about new roof snagging in Sunninghill

Is my home in Sunninghill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Sunninghill?

We do. A small place gets exactly the same survey as a big one.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

Can you inspect the roof on a new-build home?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

What we look for on each type of roof

Slate roofs

Good natural slate is very long-lasting, so the laying matters. Cracked, slipped or uneven slates are noted.

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Pricing the remedial work
  • Details hidden from sight
  • Nails and clips under the slates or tiles

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.

Sunninghill homes and their roofs

With St Leonard's Hill about 4.6 miles north, Sunninghill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St Michael and All Angels: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
